Questions about property in Morocco
Can foreigners buy property in Morocco?
Yes. Foreigners can acquire residential and commercial property as well as building land in urban areas. Restrictions apply to agricultural land, where special procedures or a change of use are required. The notary clarifies the details in each case.
What is a titre foncier?
The title of ownership registered in the land registry. Properties with a titre foncier are clearly documented; for unregistered properties (melkia) the legal situation is more complex. We generally recommend titled properties or a clean registration before purchase.
What are the transaction costs?
Registration fees, notary fees, land registry fees and, where applicable, agent commission – in total a single-digit percentage of the purchase price depending on the property type. You receive a concrete breakdown before the preliminary contract.
Can I transfer rental income or sale proceeds abroad?
Yes, provided the purchase was made in convertible currency and correctly declared to the foreign exchange authority (Office des Changes). This is exactly why the right structure at purchase is decisive.
Is the IBC an estate agent?
The club brokers contacts within its network and coordinates vetted partners. The legal transaction is always handled by Moroccan notaries and, where required, licensed local agents.
